Twelve houses, two people and no shop window
Terral is not a franchise or a walk-in office. There are two of us, we keep a short list, and we publish nothing we have not visited.
That has an awkward consequence we would rather say up front: some months we do not have what you want. When that happens we say so and pass you the contact of someone who does. It works out better than showing you something that does not fit.
We work in Spanish, English and German. Most of our buyers live off the island, so we film every viewing and send it the same day, in the light of the day and with no music.

A conversation before a viewing
Half an hour on a video call with a map in front of us. It rules areas out, which is what saves trips.

We see three, not fifteen
If we show you fifteen houses we have not understood what you want. We would rather ask again.

The paperwork, explained first
NIE, notary, capital gains, transfer tax and the valuation. You get the cost sheet in writing before you sign anything.
We publish them
4% of the sale price, paid by the seller, with a minimum of €12,000. The buyer pays no agency fee. If someone tells you their commission is “negotiable”, what they are telling you is that they do not know what their work is worth.
